The estate lies in the center of the city of Rila and on 20 km from the Rila Monastery and Waterfalls Bohemia and the eco-trail Bohemia. There are 28 mountain and high-altitude lakes, cirque lakes, of glacial origin on the territory of the municipality. At an elevation of 2379 m is the Kalin Dam, which is the highest artificial basin on the Balkan Peninsula. The town is just about 18 km to the nearest town of Blagoevgrad, 60 km to Kyustendil and 95 km to the capital city of Sofia and Sofia International Airport.

The hotel is located in a regulated land property with an area of 4 783 m2, with a built-up area of 1 207 m2 and an expanded built-up area of 4 964 m2. It consists of: basement, ground floor, 4 floors with rooms and panoramic bar-restaurant. In the courtyard of the hotel there will be a parking lot for 25 cars, a large outdoor pool with an area of 250 m2, a pool/summer bar, an official service entrance and adjacent green areas. In the basement there will be a large SPA center with an indoor pool, jacuzzi, steam bath, sauna, Turkish bath, infrared sauna, adventure shower, salt room, relaxation area, wet massage room, cryosauna, shock bucket, gym, utility rooms. On the ground floor there is a reception, an office, a small shop, a lobby bar, a kitchen, a children's corner, a restaurant with 100 seats and a spacious terrace to the restaurant with a view of the hotel's outdoor pool. On the four hotel floors there is one hairdressing salon, 4 pcs. maid office and the following room types:

• Double room with sofa bed, terrace - 9 pcs.;
• Double room with sofa and terrace - 9 pcs.;
• Double room with a terrace - 6 pcs.;
• Single room with a double bed - 8 pcs.;
• Single room with double bed and terrace - 4 pcs.;
• Double room with sofa bed - 3 pcs.;
• Double room with sofa and terrace - 3 pcs.;
• Double room - 3 pcs.;
• Apartment with a separate living room - 3 pcs.

The total number of accommodations is 48, and the minimum accommodation capacity is 96 people. The panoramic bar-restaurant is located on the roof of the Hotel. It is planned to have 52 seats, it has a tap room and a cold kitchen, with all the necessary equipment for the purpose, as well as a kitchen elevator that reaches all floors of the Hotel. As well as a closed hall with all the necessary household and sanitary premises. Access to the Hotel is via a stairwell, 1 pc. an internal elevator with 4 seats that starts from the basement and reaches the fourth hotel floor and with 1 external panoramic elevator with 8 seats that starts from the basement and reaches the panoramic bar-restaurant on the roof.
The heating is planned to be on methane by means of cylinder logs located next to the hotel.

The following construction and installation works were carried out at the hotel:

1. Water and sanitation:
• All the vertical risers of the water pipe were built according to the project and specification included in it from elevation +0,00 to elevation +15,40 /hot and cold water and hot water circulation/.
• All vertical sewer risers from elevation -2,70 to elevation +15,40 all horizontal wiring from elevation +4,00 to elevation +15,40 and elevation -2,70 at 75% have been built. All downpipes on facades from elevation +4,00 to elevation +18,55. According to the project and specification included in it.

2. Groundwater drainage system:
• Built to a design and specification laid down in it.

3. Electric installations:
• Fire alarm, built /wired/ at 100% from elevation +4.00 to elevation +15.40. According to the project and the specification included in it.
• Low-current installation, built / wired / 100% from elevation +4.00 to elevation +12.55. According to the project and specification included in it.
• High current installation. built / wired / 100% from elevation +4.00 to elevation +12.55 and power cables from GRT to ERT. According to the project and specification included in it.
• Facade lighting, built/wired/at 100% from elevation +4.00 to elevation +15.40 According to the project and the specification included in it. And installed lighting fixtures on the south and east facades.

4. Hydro and thermal insulation:
• Hydro and thermal insulation of the roof at elevation +15.40 and elevation +18.50 completed 100%. According to the project and specification included in it.
• Thermal insulation on east and south facades from elevation +4.00 to elevation +15.40. According to the project and specification included in it.

5. Joinery:
• From elevation +4.00 to elevation +15.40. By design and specification laid down in it. Completed 100%.

6. Elevators:
• Kitchen elevator with 6 stops completed at 100%. According to the project and the specification laid down in it.
• Domestic passenger elevator with 6 stops completed 100%. According to the project and the specification laid down in it.
• Panoramic passenger elevator with 7 stops-available in stock 1 pc.

7. Elevator shaft:
• executed on 100% foundation and metal supporting structure. According to the project and the specification included in it.

8. Suspended glass facade, executed without glazing units.

9. Constructed concrete trough of an internal pool at elevation -2.70. According to the project and the specification laid down in it.

10. Heating and ventilation
• All vertical risers and horizontal wiring of the heating installation have been built according to the project and the specification included in it from elevation +0.00 to elevation +15.40.
• All heating units from elevation +4.00 to elevation +12.55 have been installed.
• All vertical risers and horizontal wiring of the ventilation installation from elevation +0.00 to elevation +15.40 have been built. According to the project and specification included in it

11. A screed was made from elevation +4.00 to elevation +12.55.

12. Plasterboard partition walls from elevation +4.00 to elevation +12.55, built 50%. According to the project and specification included in it.

13. Emergency ladder built 100%. According to the project and specification included in it.

14. The following materials are available at the site:
• Panoramic passenger elevator with 7 slirks - 1 pc.
• Plumbing materials worth BGN 18,000.
• Electrical materials worth BGN 18,500.
• Thermal insulation materials worth BGN 16,000.
• Sanitary ware, doors and tiles for bathrooms worth BGN 150,000.
• Drywall and profiles for it worth BGN 72,000.
